Osage Beach Scheduled to Experience Economic Growth
Chateau on the Lake of the Ozarks to Break Ground in 2011

The Lake of the Ozarks area received welcomed news this week. It was announced that ground breaking is expected in early 2011 for the long anticipated John Q Hammond’s premier hotel and convention center. This 12-story, 320-room project will bring millions of dollars in business to local contractors, not to mention welcomed job opportunities in all areas of hospitality.
This news, as well as recent signs that the real estate market is beginning to recover here at the lake, makes for a much more optimistic economic outlook for the area, than in recent months.

Tax Credit Ends Very Soon
Homebuyers Have until April 30 to Get a Home Under Contract
Who Qualifies?
- A tax credit of up to $8,000 is available for first-time home buyers purchasing before April 30, 2010. In cases where a binding sales contract is signed by April 30, 2010, a home purchase completed by June 30, 2010 will qualify.
- A tax credit of up to $6,500 is available for repeat home buyers who have owned a home for five consecutive years out of the prior eight years. The repeat home buyer tax credit applies to houses sold before April 30, 2010. In cases where a binding sales contract is signed by April 30, 2010, a home purchase completed by June 30, 2010 will qualify.
- Income limits of $125,000 for individuals and $225,000 for married couples filing jointly apply to all sales.

USDA funding to end April 10
Funding for the most popular loan package for first-time homebuyers has been depleted, it was announced late last week. No additional funding is expected unless Congress intervenes. And given the current economic climate, Congressional intervention seems unlikely.
This loss of funding, along with the expected interest rate increase in April, will make it much harder for young homebuyers to qualify for their first home.
Other than conventional financing, an option that remains available to them is FHA – still offering 96.5% loans. Many local banks have chosen not to offer this route of financing due to the much longer and more complicated approval process. It remains to be seen whether or not that will change.
Still, with the credit markets opening as they have been in recent months, I look for some sort of vehicle to be put in place to fill the hole left by the departure of USDA financing. It will be interesting to see what evolves in the coming weeks and months.

Missouri Offers Additional Homebuying Incentives
HOPE Incentive Program Now In Effect
Under the Home Ownership Purchase Enhancement (HOPE) program, eligible Missourians who purchase a family home in 2010 will receive a financial incentive equal to their first year’s property tax – of up to $1250. This incentive is being funded by the MHDC (Missouri Housing Development Commission) to qualifying Missouri homebuyers. This incentive will be available until the total pool of $15 million dollars has been made exhausted.
An additional incentive is also available to these qualified applicants who purchase a new energy-efficient home; purchase and upgrade the efficiency of an existing home; or purchase a home and an energy-efficient item. The maximum combined incentives are capped at $1750.

First-time homebuyer tax credit to be extended
Homeowners Wanting to Move-Up Also to Receive A Tax Credit

After passing 98-0 in the Senate, H.R. 3548 is expected to pass in the House by week’s end, and signed by the President.
In addition to extending the current $8000 tax credit for first-time homebuyers who are under contract by April 30, 2010; the bill also allows up to $6500 tax credit to buyers who have owned their existing home for at least 5 years, and who wish to buy another home as their primary residence.
This credit will be available for the purchase of primary residences under $800,000. The credit would be phased out for individuals with annual incomes above $125,000 and for joint filers with incomes above $225,000. The credit will be further extended for members of the military serving at least 90 days outside the country for an additional year.
This is such welcomed news for the Lake of the Ozarks region. Even though vacation homes are exempt, this additional credit will no doubt help existing homeowners make the move they’ve long wanted to make, but couldn’t - due to the depressed market.

Camdenton Real Estate Market Report
Sales of Single Family Residences Rise For 2nd Straight Month
A snapshot taken of the market activity for Camdenton home sales in recent months gives rise to optimism. The number of home sales in Sept and Oct show improvement over the extemely disappointing summer sales season. Many first-time homebuyers hoping to take advantage of the $8000 tax credit currently scheduled to expire in November likely account for much of the increase. We will all, no doubt, be watching closely to see where the real estate market goes from here as we enter what is traditionally the slowest home-buying season in Camdenton.

Melody Anderson Joins Lakewide Realty
Camdenton Real Estate Office Shows Big Promise

Big changes don’t come easily to me, and the decision to leave real estate giant RE/MAX for a small, privately-owned real estate office was no exception. (That big RE/MAX balloon had become quite the security blanket for me these past years!)
Then one day in a middle of a meeting it struck me that fear and doubt were keeping me from making the change I really felt compelled to make. With that realization the decision to make the change immediately followed. And my enthusiasm has grown every day since.
Thanks to the internet and computer technologies, the selling of real estate has changed dramaticly these past 5 years. Expensive brick and mortar, franchised real estate offices are likely to be replaced with innovative, creative and technologically advanced teams of agents with a passion for excellence and commitment to service.

I’ve written several Congressmen and Senators in the last few weeks, encouraging them to support an extension to the first-time homebuyer’s credit set to expire soon. The response I received from Ike Skelton was encouraging:
